What we do
High-end residential construction is where Barnes Plumbing Solutions built its reputation. We work alongside Sydney builders on architect-designed new homes and major renovations, including projects that have been finalists in the Master Builders Association Excellence in Housing Awards.
On a build like this the plumbing has to be right long before anyone sees a tap. We price from the drawings, set out and rough-in to the millimetre so wall-mounted mixers and concealed cisterns land exactly where the joinery and tiling expect them, and we coordinate with the electrician, tiler and stonemason so nothing is cut twice. Drainage, stormwater, gas, hot water plant and rainwater harvesting are all done in-house.
At fit-off we treat every fixture as the finished product it is: brass and matte-black tapware, freestanding baths, steel troughs, floor wastes hidden in checkerboard tile, outdoor showers. The photos on this page are from one of those homes.

Common questions about high-end residential plumbing
Do you work directly with builders?
Yes. Most of our construction work is as the plumbing subcontractor to a builder. We can also work directly for owners on renovations.
Can you price from plans?
Send us the architectural and hydraulic drawings and we will return an itemised quote, usually within a week for a full house.
Do you install plant rooms and hydronic heating?
Yes. We install hot water plant, recirculation systems and hydronic heating pipework, and we work with the specialist supplier for the boiler or heat pump.
