What we do
Strata plumbing has two customers: the owners corporation, who own the common property, and the residents, who just want the water back on. We work for strata managers across Sydney and understand what each of them needs, which is a fast, tidy repair and a clear report that says what was common property and what was lot property.
Typical jobs include leak detection between units, burst risers and stack repairs, blocked common drains, backflow prevention testing, hot water plant for the building, roof and balcony stormwater, and fire hose reel and hydrant servicing. We also handle the ongoing maintenance that keeps a building out of trouble, such as clearing drains before storm season and servicing pumps before they fail.
Our reports include photos, a plain-English description of the fault, and a recommendation, so a strata manager can forward them straight to the committee. We invoice to the strata plan, and we can attend after-hours emergencies through our 24/7 call-out.
We currently work with strata and property management groups including Bright & Duggan and Laing+Simmons.

Do you report on common vs lot property?
Yes. Every strata report states where the fault was, whether it sits on common or lot property, what we did, and what we recommend, with photos.
Can residents call you directly?
Residents can call us in an emergency at any hour. For non-urgent repairs we work through the strata manager so the right party approves and pays for the work.
Do you do annual compliance testing?
We test and tag backflow prevention devices and service thermostatic mixing valves and fire hose reels, and we can schedule these annually so nothing lapses.
